Every deadline, on every deal, in your pocket.
You're between showings, not at a spreadsheet. Upload each executed RE-21 Package, Confirm the dates against the contract, and your phone shows what's due today and in the next 72 hours across every buyer and seller Deal.
One missed date can cost your client their earnest money.
Miss the inspection notice and your buyer is deemed to have waived the right to terminate over it (RE-21 § 12). Let the Section 4 contingency deadline pass and the earnest money can go nonrefundable. Now track that across every Deal you're carrying.
- Every Deal runs its own clock. Each one counts from its own acceptance date.
- Counters and addenda move dates. An RE-11 that moves inspection moves the seller response and your buyer's reply with it.
- Business days skip weekends and Idaho holidays. Thanksgiving week alone can throw off a count.
Upload. Confirm. Track it.
- Upload the Package
The executed RE-21 with its RE-13 counters and RE-11 addenda. The app finds the dates.
- Confirm every date
Each one sits beside the clause it came from, counted out in business days. Nothing reaches your list until you Confirm it.
- Carry it on your phone
Today and the next 72 hours, across every buyer and seller Deal.
RE-21 § 12(B)(1) · page 4
"BUYER shall, within [blank] business days (five [5] if left blank) of acceptance, complete these inspections…"
Five business days from acceptance. Which five?
The app counts business days in code, so you only check its work.
Accepted Wednesday, November 25. Skip Thanksgiving and the weekend, and the inspection notice is due Thursday, December 3, not Monday the 30th.
Questions
What if it reads a date wrong?
You catch it at Confirm, with the clause right beside it. No date goes live without you, and the day-counting runs in code, so a holiday or weekend can't slip through on a guess.
What happens when an addendum moves a date?
Upload the RE-11 and the app re-counts every date tied to the change. The moved dates go back to Needs-review until you Confirm them.
Is this a transaction coordinator?
No. Reminders go to you, and only you. It never contacts clients, title, or lender on your behalf.
Does it work with Dotloop or my brokerage's system?
Keep using them for documents and signatures. Download the executed Package and upload it here.
Which forms does it read?
The Idaho REALTORS® RE-21, RE-13 counter offers, and RE-11 addenda. Idaho only.
Is this from Idaho REALTORS®?
No. IdahoRE21.com is an independent paid service from Juniper & Doors, LLC, and isn’t affiliated with or endorsed by Idaho REALTORS®, Inc. They publish the RE-series forms and own all rights in them. We don’t reproduce the forms: you upload your own executed copies.
What does it cost?
$59 per Deal, from upload to close, and your first Deal is $19. No subscription. See pricing.
